Seneffe – La Marlette

Overall restructuring of the site. Demolition, reconstruction, adaptation of the surroundings.

The La Marlette project in Seneffe consists of the complete restructuring of the ADEPS sports centre, with the aim of modernising the existing infrastructure while strengthening the overall coherence of the site.

Located in a unique environment, at the junction of the Brussels–Charleroi canal, the Bomerée forest and an industrial zone, the site is designed as a campus made up of scattered buildings organised in "clusters", where the exterior spaces play a structuring role in circulation and uses.

The project is developed in several phases. A first phase enabled the construction of a new multi-sports hall, completed in 2021, offering contemporary facilities adapted to sporting practice. The second phase focuses on the major renovation of the existing reception building, the central element of the site, as well as the construction of a new boat shed, replacing equipment that had become obsolete.

The intervention is based on a balanced approach between conservation and reconstruction. Buildings with heritage or structural value are rehabilitated, while obsolete infrastructure is replaced by contemporary volumes. This strategy preserves the identity of the site while improving its performance and attractiveness.

From an architectural standpoint, each building retains its own typology while integrating into a coherent whole, in particular through a common palette of materials combining light brick, concrete and wood. The new constructions are designed in a compact manner and take advantage of natural conditions, following a bioclimatic and sustainable approach.

The exterior landscaping fully contributes to the project, with the creation of structuring pathways, landscaped spaces and meeting areas encouraging sporting activities and social interactions. Particular attention is also paid to rainwater management and the integration of the site into its natural environment.

With a surface area of approximately 5,174 m², the project, carried out for the Fédération Wallonie-Bruxelles (ADEPS), is part of a global approach to the enhancement of the site, reconciling modernisation of facilities, landscape quality and environmental performance.
